Secondary Real Estate in Asia

Secondary real estate in Asia is not often the preferred market for investors. However, the secondary real estate market does provide benefits suitable to some buyers. Following are some key points in regards to secondary real estate in Asia:
1.
The secondary real estate market refers to properties that are not new and are being purchased from the previous owner.
2.
Just as primary real estate opportunities vary from country to country so do those in the secondary real estate market. Whether preference is for primary or secondary real estate, Healy Consultants assist clients by independent advice on both markets.
3.
Advantages of buying in the secondary real estate market in Asia include:
i)
Buying secondary real estate in Asia doesn't have the risk that can be associated with off-the-plan developments. This risk is higher during a market downturn where developers may be forced to delay construction.
ii)
The buyer gets to see the property, exactly how it will be before committing to the purchase.
iii)
Older developments tend to be larger than the current developer trends. So a three bedroom apartment in an older complex will likely have a bigger floor space than a three bedroom apartment in a new complex.
4.
There can also be disadvantages to buying in secondary real estate in Asia. These can include:
i)
The property may require renovation due to its age or to match personal needs, hence additional cost.
ii)
Depending on the age of the property, repairs may be needed and maintenance requirements are likely higher, which also leads to additional costs.
iii)
In a rental market characterised by over supply, an older property is at a disadvantage compared to new property. Securing a tenant may require significant reductions in asking price and hence the rental yield.
